How it works
- Choose where the property is. The tax is Stamp Duty Land Tax in England and Northern Ireland, Land Transaction Tax in Wales and LBTT (with any Additional Dwelling Supplement) in Scotland.
- The registration fee is taken from the official fee tables: HM Land Registry Scale 1 in England and Wales (the online fee for a transfer of a whole title, or the higher fee for a new lease) and the Registers of Scotland standard fee in Scotland. Northern Ireland registration fees are left to your conveyancer's quote.
- Everything else is your own figure. We do not pre-fill 'average' legal fees, survey or removal costs: there is no official data on them, and your written quotes are the only reliable numbers.
- If you are selling, enter the estate agent's fee as a percentage or a fixed amount; VAT at 20% is added unless the quote already includes it.
Common questions
- How much does it cost to move house?
- It depends on where you buy, the price, whether you are also selling and the quotes you get. Property tax ranges from nothing (for example a first-time buyer at £300,000 in England) to tens of thousands of pounds, and the other costs are set by the firms you use.
- Why doesn't the calculator suggest typical legal fees?
- Because there is no official source for them, and published 'averages' from quote websites vary widely. Solicitors' firms must publish their conveyancing prices, so get written quotes and enter them.
- Is the Land Registry fee included in my conveyancer's quote?
- Usually, as a disbursement. The calculator shows the official fee so you can check the figure on your quote.
