In short: £125,000 for standard buyers in England and Northern Ireland. £300,000 for first-time buyers, with relief up to £500,000.

For purchases completing on or after 1 April 2025, the nil-rate Stamp Duty threshold in England and Northern Ireland is £125,000 for standard buyers — meaning no SDLT is charged on the first £125,000 of the purchase price.

First-time buyers benefit from a higher £300,000 threshold and a reduced 5% rate between £300,000 and £500,000. The relief is lost entirely above £500,000.

A 5% additional-property surcharge applies on top of standard rates if you are buying a second home or buy-to-let. Scotland (LBTT) and Wales (LTT) operate separate systems.
